Sealcoating, and the reason Florida actually needs it.
Ultraviolet light is what kills asphalt here, not traffic. Sealing on a sensible cycle is genuine maintenance in this climate — which is exactly why it attracts so many people selling a fake version of it.
Why it matters here
Asphalt dries out before it wears out.
Asphalt is stone held together by bitumen binder. In Tampa the thing attacking that binder is not vehicle weight, it is the sun. Ultraviolet light oxidises it from the day the surface cools — the black fades to grey, the binder goes brittle, and the surface opens up into fine cracks that then let water down into the base.
That sequence is why sealcoating is a real service line in Florida rather than a cosmetic add-on. A seal coat is a sacrificial layer: it takes the UV and the fuel and oil drips so the asphalt underneath does not. It also closes the surface against water, which matters a great deal when the ground below is sand.
What sealcoating cannot do is add strength. It is roughly the thickness of a business card. If your driveway is cracking because the base under it is moving, sealing it will make it look new for a season and change nothing structural. That is a repair question, not a sealing one.

Clean and cut back
Blown clear, edges cut where grass has crept over the asphalt, oil-stained patches treated so the sealer can actually bond there.

Fill the cracks
Cracks routed out and filled with a flexible hot-pour material. This happens before sealing, always, because sealer bridging an open crack fails within weeks.

Cut in the edges
Hand-cut along the concrete, the garage and the lawn line. The edge is what makes a sealed driveway look finished rather than sprayed.

Apply and cure
Even coats at the rated coverage, then left alone. You will get a specific time before you can drive on it, based on that day's humidity rather than a leaflet.

Is discount driveway sealing a scam?
The door-to-door version usually is. The pattern is always the same: a crew says they have material left over from a job nearby, quotes a price on the spot, and sprays a coat thinned down so far it powders off within months. Real sealcoating needs a clean, dry, fully cured surface, cracks filled first, and a measured application. If someone cannot tell you what they are spraying or how many coats, do not hire them.
How often should a Tampa driveway be sealed?
Every two to four years for most residential drives. The Florida sun is the deciding factor rather than the calendar — when the surface has gone from black to grey and looks dry and open-textured, it is asking for it. Sealing more often than that is money spent on appearance, not protection.
How soon can new asphalt be sealed?
Not straight away. Fresh asphalt needs to cure and release its oils first, which normally takes somewhere between six months and a year here. Sealing too early traps those oils and leaves a soft surface that scuffs and tracks.
Does sealcoating fix cracks?
No. Sealcoat is a surface coating, not a filler. Cracks get routed and filled as a separate step before sealing. Anyone spraying straight over open cracks is hiding them for a season, not repairing them.
How long before I can park on it?
Usually 24 to 48 hours depending on humidity and how much shade the driveway gets. We will give you a specific time on the day, because in a Tampa summer the honest answer moves.
